Under the Landlord and Tenant Act, tenants have a great deal of protection and obtaining possession can be a complex and lengthy process whether for rent arrears, anti-social behaviour or simply because you wish to use the property for other purposes. The Courts are also often reluctant to make possession orders unless they have no other option. A small error can mean that the possession procedure must start again resulting in months of wasted time and potentially thousands of pounds of unpaid rent. When the tenant is finally evicted, there is frequently a large sum outstanding which you may have difficulties collecting.
