It is often the case that people want to move to a new home within a particular timescale, for example in time for Christmas or before starting a new job or school term. Did you know that delays in the conveyancing process cause one third of house sales to fall through? Nowadays conveyancing is much quicker than it once used to be, but there are still additional things which you can do to assist your Solicitor and speed up your transaction!
1. Preparation and organisation is key.
Your Conveyancer needs to know everything there is to know about your current and/or potential property. By preparing and supplying your Conveyancer with the necessary documents, warranties and certificates, you can help to significantly reduce any delays. This will include any mortgage documentation and deposit funds. If the relevant paperwork is not provided when required, the number of enquiries which will need to be raised will increase and so will the timescale of your matter. In cases where there has been a ‘gifted deposit’, additional checks will need to be carried out for money laundering purposes. Additional tasks may add to your timescale if you do not provide the appropriate information as requested by your Lawyer.
2. Communicate closely with your Conveyancer.
At Hodgkinsons Solicitors our Conveyancers will always keep their clients informed regarding the progress of their matter, the next steps and any other issues which arise. We recommend that as a Client, you contact your conveyancer to ask any questions you may have. Promptly answering enquiries from your Conveyancer and returning any requested forms quickly will help to build efficiency, allowing the process to become quicker and less stressful. Prompt responses are vital where there is a conveyancing chain as the transaction will only progress at the same pace as the slowest person involved. If one person delays the chain, it continues to have a knock-on effect.
3. Choose an experienced Conveyancer.
The decision of who you choose to carry out your conveyancing should not solely rely on the cost of their quote but their experience and knowledge within this field. Choosing a quality Conveyancer such as Hodgkinsons’ Quality Conveyancing Scheme and Lender Exchange accredited Team, will ensure that all the necessary tasks are carried out to their best potential, leaving no stone unturned. They will also ensure that your funds are protected at all times whilst always acting in your best interests. A Conveyancer with experience will also know what steps they can take in order to speed up your matter.
